Access Statement

Introduction
Ivydene Guest House is located in a quiet residential street and has six guest rooms. The house is around one hundred and sixty years old and whilst we aim to meet the needs of all our guests there are some period features that might make access difficult for people with limited mobility. Our guest rooms are located over three floors accessed only via stairs. Two rooms are located on each floor so only the 2 rooms on the ground floor are suitable for wheelchair users.

Pre-Arrival
Transport access is made by road vehicles and rail which is a 6 minute to the metro railway station where trains are every 15 minutes to Liverpool on weekdays and 30 minutes on weekends. Trains are also quite frequent to Wigan and Manchester providing direct links to the national main lines.
National Express bus stop is located at the Southport Tourist Kiosk which is about a 7 minute walk. There are several bus stops located along Lord Street which provide frequent access to surrounding areas as well as Preston and Liverpool.
We have a free access to a local taxi firm who usually respond within minutes and charge very competitive rates.
We do not take pets although guide dogs are welcome by prior arrangement.

Arrival and Car Parking
Access to the property enjoys a parking forecourt where we provide one parking space per room. Parking spaces are marked accordingly. . In addition there is unrestricted parking on our section of Talbot Street on the opposite side. There are double yellow lines on the near side.
We are a small family run Guest House and do not have a 24 hour reception service, for that reason our arrival times are from 3.30pm to86pm. Earlier arrival may, however, be possible by arrangement. On day of departure rooms must be vacated by 10.30am.
We offer assistance with luggage.

Main Entrance
The entrance hall before the stair is 1.7 metres wide by 4.5 metres long . There is no seating provided in the hallway. The front door has 4 steps to entry platform followed by 2 steps into the porch then 1 step to access the main reception. Steps are 163cm wide with treads and risers of 31cm and 16cm respectively. The main door is 86cm wide. The entry has a brick wall to right with a metal grab rail to the left The porch door is always open with the 2 bell pushes. One bell is for daytime use between 7am and 6pm and the other is for evening use after 6pm. We provide assistance to wheelchair users if required.

Guest Accommodation – Public Areas
The ground floor entry has a waterproof timber laminate floor but guests are requested to dry their shoes on the fitted mat in the porch area. Stairs to levels 1 and 2 are facing with through access to the dining room on the left.
There are 14 stairs to the first floor, with a hand rail on the left hand side. A further 4 stairs to the left lead to the second floor stairs which has 11 steps with a hand rail on left hand side. The stairs are 16cm high, 27cm deep, 83cm wide. All upper level communal areas and rooms are carpeted.
The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements via thermostatic radiators.
A selection of local information and brochures is available from the wall racks in the reception entrance as is a public payphone.

Lounge and Dining Room
We do not have a separate lounge and access to the dining room is through to the left of the main. Corridors to the ground floor dining room are 110cm wide reducing to 91cm wide which has one downward step 15cm high upon entry A large sign is visible on the dining room door to inform guests.
Breakfast is served in the dining room between 8am and 9.30am each morning, with all food being cooked fresh. Tables are 75cm square with a central pedestal and are 70cm high. Menus are provided - personal assistance is available if required
We are fully compliant with all environmental health regulations and enjoy a five-star grading.
The dining room has a laminate wood floor.

Bedrooms
All bedrooms are carpeted throughout and have en-suite facilities with an alternative bathroom in Room 6 on the second level.

There is a guest information folder in each bedroom which contains a range of variety of information to include guests. WIFI access is available.
Garden  - There is a small  garden to the rear of the property but this is not available to guests.
Fire Alarms and Extinguishers -  These are located at strategic points in the entrance hall and first and second floor landings.
If you discover a fire, activate the nearest break-glass point. Sirens and break-glass units are located on each floor.  In the event of a fire you will hear the fire alarm.
Exit the building following the fire exit signs (via the main staircase and hallway) to the parking area in front of the building.
Emergency contacts and evacuation details are positioned on the rear of the main bedroom door, all of which conform to fire regulations. We are able to use the front and back doors in the need of evacuation, the fire alarm siren will sound continuously if evacuation is needed.  If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
We do not permit smoking in the house. Should you wish to smoke please do so outside the property at the main forecourt entrance, not in the doorway to the guesthouse, as guests can still take in passive smoke.

We are open all year round, but do take occasional days off throughout the year.
